Temple City Objective Design Standards
The City of Temple City hired RRM Design Group to develop Objective Design Standards that can be applied to multifamily residential projects for R-2 and R-3 zoned properties. The intent is to ensure that development is compatible with the surrounding neighborhoods, that quality materials are used, and that building form and scale are appropriate to the site, and to comply with recent state law established to facilitate and expedite the construction of housing. To ensure the economic viability of proposed housing concepts, TNDG prepared pro forma financial evaluations for a range of development prototypes designed by RRM. TNDG also conducted focused outreach to the development and design community to identify problematic issues with the City’s existing development standards that could be modified to facilitate housing production. RRM’s approach pairs multifamily residential architects with planners and urban designers who understand how to write effective standards that guide architecture and protect neighborhoods while being realistic and buildable. RRM also developed sample plans (site plan, floor plans, elevations) for multifamily projects that will expedite the permit process and help ensure well-designed projects. Having prepared plans and built multifamily developments, our team delivered innovative and flexible multifamily sample plans.
