Balboa Boulevard Residence

Located along on the picturesque Balboa Peninsula in Newport Beach, this project involved the conversion of a 3000 SF 1950’s duplex into a stunning modern single family home. Working within the constraints of the existing building footprint, RRM designed an open concept plan that maximized the space and allowed for natural daylight to stream in from the front to the back of the home. A modern palette of light and beach inspired colors keep the spaces fresh and bright. The home is designed to entertain, with a state of the art kitchen on the first floor and a large kitchenette in the second floor family room. The family room spills out onto a private outdoor deck that features a built-in fireplace which is perfecting for those cool nights by the bay. The most dramatic conversion within the property took place on the third floor, where an illegal third unit was transformed into a beautiful master bedroom retreat. This oasis features a 15’ wide sliding glass wall system that leads onto a private deck with ocean and bay views.
