Dana Reserve Specific Plan

Dana Reserve is a 288-acre master-planned community, designed to capture the essence of the central coast lifestyle – where living and working locally, celebrating family, and recreating are seamlessly intertwined. Rooted in history, the land has been held by the same family for over five generations, and its owner’s vision was to create a vibrant, connected community that honors its ranching heritage while providing much-needed housing, amenities, and outdoor spaces to the local community.

When complete, Dana Reserve will offer 1,370 residential dwellings, providing a range of market rate and affordable housing opportunities for county residents. The project also includes 203,000 square feet of flexible commercial space, a hotel, and a Cuesta College South County campus site, ensuring access to jobs, services, and educational opportunities. Designed with a respect for the land, the community integrates a central park showcasing heritage oak groves and miles of equestrian and pedestrian trails, providing seamless connectivity to local commercial hubs.

Located just north of the community’s urban reserve line and identified as an area of future annexation by the community service district, the Dana Reserve property was identified by the County General Plan as requiring preparation of a specific plan to ensure orderly development of the area. RRM provided strategic guidance and support to the owner on initial community layout and ideation as well as SB330 application, specific plan, and vesting tentative map preparation, through the County entitlement and environmental review, Nipomo Community Service District annexation, and the Local Agency Formation Commission of the County of San Luis Obispo processes. The Dana Reserve project received final agency approval in November 2024.
